Applecross Manhattan Residences

Whilst there were two townhouses constructed on the same block, I only photographed 65B.

 

Some development application reports list these two properties together as being no. 65, even though a two-storey current house exists next door as no.65.

 

65A Canning Beach Road

This townhouse was sold for $479,000 on 4 December 1993, prior to its completed construction and appears to have remained with the same owners until it was sold for $1,925,000 on 21 October 2020.

65B Canning Beach Road

Constructed in 1994 as a three bedroom, 2 bathroom house over a 512m² block. There are three sales listings for this property:

  • October 21: Sold for $1,925,000

  • November 2: Sold for $485,000

  • January 23: Sold for $460,000

Demolition

Both 65A and 65B Canning Beach Road were recently demolished by Maxbay Pty Ltd T/A Capital Recycling.

 

Development Application

Lodged on 08 November 2021 for a proposed seven storey mixed use development at a cost of $5.8m. It was approved on 22 March 2022.

 

A tender was listed on EstimateOne with a budget of $5-10m for the construction of the Manhattan Apartments, with Jabiru Construction tendering for it with quotes due by 26 June 2024. Whilst it doesn’t appear to have yet started, construction is expected to be completed in the first quarter of 2027.

 

Developers Griffin Group list the five full-floor penthouses each with 200m² and three bedrooms on their Manhattan Apartments project website. One can imagine the prices involved but with beautiful views on a nice sunny day, particularly during sunset hours, it would be nothing short of idyllic.

 

The November 2021 development application states the apartment complex will consist of six storeys with ground floor reserved for commercial space and a roof deck for “communal open space and enclosed communal space for residents”.

Griffin Group

Founded in 2011 by Greg Devine, Griffin Group is a West Australian-owned company with headquarters in Perth and Singapore.

 

Some of the projects Griffin Group are currently constructing or are in the process of starting include:

  • Aston Attadale,

  • Noveau in Nedlands,

  • Coastal Edge in North Coogee,

  • Coterie, Lucidia and Abode apartments in Como.

Three other projects are listed in the Eastern States and 11 developments have been completed.

 

The Manhattan Apartments have been designed by CaPA Architects, who may have also designed many, if not all, of the Griffin Group projects.

Boutique Designs

All of Griffin Group’s apartment projects are very well designed, with big windows incorporated to maximise the use of natural light. There certainly seems to be a much bigger focus on this in recent times, with most renders and completed projects ensuring natural light is maximised, particularly compared to some 10 years ago, as if it was thought privacy would otherwise be challenged. 

 

Whilst none of the designs appear to be too controversial in-your-face, they mostly comprise a good blend of environmental tones, depending on the build location.

Green Spaces

The use of natural greenery in their project designs appear to be quite minimal and perhaps the Manhattan Apartments show more in their architectural renders than normal. Whilst green spaces are known (and becoming increasingly popular in modern designs) to enhance the aesthetic appeal of space, there are many health benefits that can be enjoyed by the residents, particularly with reducing stress levels, improving oxygen levels and removing toxins.

 

Of course it can add to the overall long term costs, particularly when water consumption is concerned, particularly in this day and age where there is a big focus on conserving water and creating a sustainable future.

 

Some people living in apartments do so to help manage their busy lives and might not be prepared to take time out and look after plants on their balcony or elsewhere in the complex. Outsourcing services for gardening can contribute to the already high and constantly increasing strata costs.

 

In the case of the Manhattan Apartments, high exposure of salt from the river across the road can also limit the varieties of plants that will grow.
